Booking Terms & House Rules

1. Booking

A booking is confirmed once you receive our booking confirmation by email. The rental contract is concluded between you and Prime property d.o.o., Kopilica 62, 21000 Split, Croatia (OIB 83358025805), the operator of Villa Promise, Augusta Šenoe 12, 22202 Primošten. Bookings are processed via our booking system (Smoobu).

2. Prices and payment

• All prices are in euros and include VAT.
• Final cleaning: included in the price.
• Tourist tax: included in the price.
• Payment: the full price is due at booking and is paid by bank transfer.
• Security deposit: €1,000 in cash, paid at the handover of the villa on arrival and returned on the day of departure. Costs for any damage may be deducted from the deposit.

3. Cancellation

• Up to 60 days before arrival: free of charge.
• Less than 60 days before arrival or no-show: 50% of the total price.

We recommend travel cancellation insurance.

4. Arrival and departure

Check-in: from 17:00 · Check-out: until 10:00. Minimum stay: 5 nights; for arrivals between 1 July and 31 August, 7 nights. Earlier check-in or later check-out on request.

5. House rules

• Maximum occupancy: 10 guests, including children and babies. Visitors are welcome.
• Smoking: outdoors only.
• Pets: not permitted.
• Parties and events: not permitted.
• Quiet hours: 22:00 – 07:00.
• Pool: use at your own risk; children must be supervised at all times.

6. Liability

Guests are liable for damage to the villa, its furnishings or equipment caused by them or their companions; please report any damage immediately so it can be repaired before the next arrival. We are not liable for guests’ personal belongings or vehicles, or for events beyond our control (force majeure), unless the law provides otherwise.

7. Applicable law

Croatian law applies. If you book as a consumer, the mandatory consumer protection rules of the country you live in remain unaffected.

8. Complaints

You can submit a written complaint by email to info@villa-promise.com or by post to Prime property d.o.o., Kopilica 62, 21000 Split, Croatia. We confirm receipt in writing and reply within 15 days.
